Things to know
Spending the time to write a really good advert will be rewarded by an increased number of enquiries and will help you let your property more speedily.
You must be factual and accurate in your description. Our experience has shown that by being a straight-forward landlord you will be repaid by longer tenancies and better tenants. See The Successful Landlord section for more details.
We also recommend that you have up to 6 good photos ready to be uploaded into your advert, since photos are an essential part of marketing your property effectively; in fact, our research has shown that adverts with 6 good photos are 87% more likely to produce tenant enquiries than those without photos.
Please note, the photo size limit is 2.5MB per photo.
At the end of the advert writing process you will be asked whether you would like to buy a 'To-Let' board. Nearly 50% of all viewings are generated by having a good quality 'To-Let' board, so we can't recommend them highly enough.
Rest assured, when writing your advert, you can click on the ‘back to step 1,2...etc’ button at the bottom of each page, without fear that all you have entered will be lost. All content is saved whichever button you click on.
And here’s the best bit…all advertising on rentfromtheownwer.co.uk is currently completely FREE, so you can let your property through our magnificent website for absolutely nothing! We do however charge for To-let boards.
There are 4 simple steps to writing your advert!
To advertise your property with us simply register and then follow the steps to place your advert. We have designed the process to be quick and easy - it should not take longer than about 15 minutes to write your advert.
Here’s a step-by-step guide to show you how. Click on the links below to take you to the different steps, or just scroll down.
Step 1: Register your details & write summary of property.
If you are a new customer, click on the 'Register' button in the top right-hand corner of the homepage. The 'Register' and 'Login' buttons are shown below.
You will be taken to the page shown below. Enter all the details requested and then click on the 'Register me' button at the bottom.
This will take you to the following page. Again, enter all the details requested. Please refer to the notes underneath the page shown below for detailed guidance.
Write the advert title in the following format for clarity and professionalism.
[Development Name (if any)], [street name], [Immediate District/Village / Town], [Name of nearest city], [County (if appropriate)], [First 3 or 4 characters of post code]. Examples:
Smith Street, Maidstone, Kent, ME14
Aspect Court, Manchester Road, Canary Wharf, London, E14
Abatoria Building, Alfred Street, Erdington, Birmingham, B23
Little Oak Farm, Station Road, Bardney, Lincoln, LN2
Make sure you have an idea of the advertised rental prices of similar properties in the area. Take into account factors such as size, condition, exact orientation, location. You can always adjust your asking price after the advert is live, but always try to be realistic as this will help you let your property as quickly as possible.
Write a basic overview of the property. For example,
Bright recently refurbished, two double bedroom flat situated on the second floor in a well maintained block with attractive communal gardens; conveniently located within a short walk of St. Johns Wood tube and moments away from Regents Park.
Select the property type, number of bedrooms and number of bathrooms from the drop-down lists.
Use this text box to provide the tenant with information on the area surrounding your property. Highlight local public transport, schooling (if appropriate), shopping facilities and recreation areas, etc. For example:
Located in the heart of St John's Wood, opposite Regents Park and within a 2 minute walk to the tube station and high street with prestigious shops, restaurants and cafes. Easy access to the City and Canary Wharf via the efficient Jubilee underground Line. Imperial College Faculty of Engineering is approx. half a mile away.
Step 2: Write full details of property.
Write a full description of your property. Please refer to the detailed guidance below for tips.
Type in the rental property address.

Write a more detailed version of the summary description that you wrote in Step 1. (If you wish, you can click on the ‘Back to step 1’ button at the bottom of the page and copy the text you wrote in the summary description in Step 1, then paste this into the detailed description box in Step 2, then add more detail.) An example of a detailed description is as follows:
Accommodation offers two good size double bedrooms both with en-suit bathrooms, built in wardrobes and access to separate balconies. Spacious and bright living room with Victorian Fireplace, Luxury kitchen with dishwasher & washer/dryer. Most rooms benefit from high-quality wooden floors. The block is extremely well maintained with lifts, concierge and underground parking. There is also a communal garden with benches and a wooden decking, ideal for BBQs! Available immediately, fully furnished. Non-smokers only; no pets.
House no / name: A property number is optional; you can simply add ‘xx’ if you do not wish to add a number. Alternatively, if your property is in a development or block of flats, this is the ideal place to type in the name, for example, Abatoria Court.
Street, Road, Town, City, County, Postcode: Fill in all fields as appropriate, making sure you enter the FULL postcode.
Step 3: Upload photographs of property.
Make sure you have take 6 good quality photos of your property in advance, and downloaded these to your computer. Ensure that the lighting is good and your property is tidy when the photos are taken. Try to ensure no people are featured in the photographs!
Simply click on the ‘Upload Image set 1, 2, 3,..’ etc links above each image space.

Notes
Click on ‘Browse’ to navigate to your saved photographs. Select the photograph you wish to upload and then click on ‘Upload’. Note: depending on the size of the image, it can take up to 2 minutes for the image to upload so please be patient!
If you decide to replace an uploaded photograph, click on the ‘remove image’ link and repeat the process outlined above to upload a new photograph.
Browse your files and select an image to upload.
Step 4a: Select package option and ‘To-Let’ board.
Choose your advertisment package and whether you would like a 'To-let' board.

We offer 3 package options. All are currently free. The only thing that isn’t free is a ‘To-let’ board, which costs £45 including VAT and delivery. Select from one of the following package options:
Then check the ‘Would you like a lettings board’ box if you would like a ‘to-let’ board delivered and put up at the property by our nationwide team of board erectors. The phone number you entered in the registration page will appear on your ‘To-let’ board, together with the unique property ID assigned automatically by rentfromtheowner.co.uk.
Finally click on ‘Next’ at the bottom.
Step 4b: Confirm your package selection and accept the terms of conditions.

All advertising on the rentfromtheowner.co.uk is currently free, so under the price you would normally pay, you will see it says Total (incl VAT) FREE.
If you are happy with the package selection, check the Terms and Conditions box and then click on ‘Make your advert LIVE’. Your advert will be made live automatically on rentfromtheowner.co.uk and will appear on third party property portals within 48 hours.
If you also ordered a ‘To-let’ board, this will cost you £45 including VAT. You will therefore be taken to the Worldpay secure payment page where you will need to enter your debit / credit card details in order to complete the order. Your board will be erected at the rental property within around 4 - 5 working days.
